Icebergs float past during spring and early summer, and the property abounds in wild roses and irises. Whales come into the bay, and can be seen frolicking just past the breakers throughout the summer. Evenings are magical, with breathtaking sunsets, skies bright with stars, and moonlight on the waves. There are wonderful walks locally, from country lanes of abandoned settlements, to old Indian camping grounds, where native peoples came to fish every year for centuries at Indian Point.

(A very beautiful beach house was, in fact, built on the next property over, by owners who searched for years until they found the perfection of New Melbourne.) There are already hydro lines running along the southern end of the property, along Goodwin's road (see survey). New Melbourne is also excellently situated, just an hour and 45 minute drive from the capital city, St. John's. Carbonear, the "hub of the shore", is only a 30 minute drive, and offers all services including major department and grocery stores, banking, fast food, and a state-of-the-art hospital. For last-minute purchases, the Town of Old Perlican is just 10 minutes down the road, and provides a full range of services including grocery, restaurants, video, fuel, liquor, and a well-equipped cottage hospital.
