Property For Sale - #301-Hwy #2 North, Assiniboia, SK S0H 0B0

Would you like to escape the hustle and smog of the big city and have a successful business in the heart of farming country in Southern Saskatchewan – the place to be! Not only is Saskatchewan one of the top booming economies of Canada, but the Assiniboia region hosts a wide variety of sites to see and recreational activities that can enhance your enjoyment of life.

Assiniboia, a town of 3000 +, is located at the junctions of Hwy #2 and the historic Red Coat Trail (Hwy #13) just a one hour drive south of Moose Jaw, Saskatchewan – home to the widely talked about “Tunnels of Moose Jaw”. Assiniboia boasts 3 museums (including the Assiniboia and District Museum, the Shurniak Gallery, the Tourism Centre Museum), a the new Prince of Wales Cultural and Recreation Centre (which houses concerts, movies, conferences, curling, a fitness centre and so much more). The town has some of the most intense hockey players in the league; there is an Aquatic Centre, the Assiniboia Regional Park and Camp Ground, and it is home to some of the best curlers in Canada. Assiniboia has its own elementary, junior high and high schools, RCMP detachment and a hospital and medical facility and a host of dental, chiropractic, massage therapists and medical professionals.

The Town of Assiniboia has special tax incentives for new businesses moving in, for purchasing existing buildings, and hiring incentives – please refer to their website located at www.assiniboia.net for further details.

With all of the prairie, coulees and ravines, rivers and streams, the region has some spectacular scenery and native plants including sage, and many wild berries including strawberries, Saskatoons and Chokecherries – just to name a few. The terrain is also excellent for those wishing to go hiking, cross country skiing or snowmobiling.

Within a short drive from Assiniboia, there are a host of special sites and recreational areas including the Grasslands National Park, the St. Victor Petroglyphs, Cypress Hills Provincial Park and the Big Muddy (home to the special cave of the notorious Jesse James) – just to name a few. This region boasts some of the best big game hunting in all of southern SK from White Tail and Mule Deer to Pronghorn antelope and even the occasional Moose and Elk. There are even a few pheasant and partridge for the take or for just taking photos.

So we ask you this - who could resist such a beautiful new home for their business. Who wouldn't be interested in starting up a truck stop or vehicle dealership in the heart of Southern Saskatchewan where there isn't competition for at least a full hour to the north and a farther distance than that in the other directions? Keep in mind that hundreds of trucks go through this region on a weekly basis, and with the new mines opening up close by, it will be the place to stop on their way back north. Or how about a manufacturing plant, a recreational vehicle supply – your imagination is the only limit!!!

This L shaped building is situated on a spacious 4.088 acre lot with 3 frontages – 369 feet (1st Ave.) – the road to the well known Assiniboia Auction Mart, 200 feet (rear – across from the newly reopened tire recycling facility) and 266 feet (prime Hwy #2 frontage), thereby providing excellent access and visibility. The roads are paved and gravel. All amenities are present with the water being hooked up to the Town of Assiniboia, the septic being held in 3 tanks, and natural gas and electricity (115/230 v, 3 wire main service, 400 amp splitter box) also on site.

This building used to be the Ford dealership in Assiniboia (decommissioned 1995) before we used it for a manufacturing plant so it comes already equipped for such a venture. Assiniboia no longer has a Ford dealership, so a vehicle dealership or a desperately needed truck stop may be within your grasp. Located to the north of this building is the Assiniboia Tourism Information Centre and Museum (housing the Prentice African Safari collection donated by Wilf Prentice), as well as the newly renovated StarLite Motel and many other businesses including the newly relocated Coop Ag Centre.

The building, including the front mezzanine is a spacious 13,191 sq. ft. with the building itself being 11,412 sq. ft. The mezzanine/office region (2,639 sq. ft.) has 2 large enclosed offices – one of which houses a storage room, and a large open office on the south end. The lower front region boasts a large and bright show room (3705 sq. ft.) with 20’ ceiling, circulation fans and air conditioning , a large parts area (1066 sq. ft.) with spacious front counter, a coffee/lunch area that will house 10 people at one sitting, an average sized office, a storage area (16’ ceiling), a washroom and a janitors room. The primary shop area (3654 sq. ft.) is fitted with welding curtains (optional) and venting (optional), a mezzanine above an open front work area, 3 ceiling furnaces, 2 furnaces in the furnace room (1 new energy efficient) and central vac, floor drains, 2 vehicle lifts, tool area with peg boards and counter space, 2 sets of folding doors (16’ x 24’ and 12’ x 14’) - one of which will accommodate a semi, a washroom and an access corridor to the remainder of the building. There are removable doors from this shop for easy access to the show room.

The second shop area (3900 sq. ft. not including mezzanine dimensions) also has a mezzanine, an eyewash station, a washroom with shower and storage area, a paint/chemicals storage room, a newly renovated office, and a paint booth.

The roof in the primary portion of the building does need some care – other than this, this building can be ready to move into very quickly. For only $199,998.00 this building won’t last long in today’s hot market!!!
