Approximately 360 acres in total consisting of the West Half of 27-11-22-W3 plus adjoining 35-40 acre parcel in the SE 27-11-22-W3 (All acres stated as "more or less").
The land straddles the water course of Skull Creek at the foot of Cypress Hills - north side. Skull Creek waterway enters the property at the south end of the small parcel (SE 27-11-22-W3) and angles northwesterly through most of the other half section. There is natural shelter scattered along the creek at various intervals.
Domestic grass mixtures are sewn on approximately 200 acres of the total property. Hay is normally harvested on 100 to 200 acres of the property, depending on requirements of any given year. The sewn area of the property is basically flatland while the balance is either creek area or rolling. The overall property is not considered large by most definitions, but would be considered very productive for its size in the area.
The parcel in the SE quarter consists of a very productive and flat hay meadow fenced out from the rougher creek way portion which has natural shelter. This meadow area lies adjacent a good gravel access road. This would be a most attractive spot upon which to build a home if such was desired, sheltered on three side and with a nice view out across the meadow on the fourth side. This parcel has its own hydro, its own water well (equipped with power and submersible pump) and also has access to natural gas which passes by, just outside the southeast corner of the property some 100 to 150 yards distance from where a dwelling could be built

As mentioned earlier, the smaller parcel has its own power installation, a well and adjacent access to natural gas. The hay meadow on this parcel is an excellent stand of alfalfa only two years old. Fences on the property are either new or recently rebuilt completely and are in excellent condition. The hay meadow is fenced out. The parcel has an abundance of birds, ducks, mule & white tail deer, the odd coyote and occasional moose.

This parcel has a large flat area mainly seeded to grass and hay plus the Skull Creek waterway are which is rougher with various degrees of natural shelter along the way. The area rising out of the creek on the north is native grass. All fences are good three and four wire fences on treated posts either newly built or totally rebuilt over the past ten years. The parcel has its own underground power and its own powered water well with submersible pump. A new metal clad heated well house and automatic stock watering bowl was added in 2005. This parcel also has a sizeable set of corrals constructed of steel and wood with steel gates, crowding alley and two loading chutes, one for semi trailers, one for low stock trailers.
In summary, land packages like this with components of hay land, grazing land, a creek and a nice setting upon which to build a home (if desired) are not easy to find. My wife and I know this is true as we went through several before we found one we liked as well as this one. Unfortunately we are getting a little "long in the tooth" and like it or not we will have to give up this way of life before too long. Accordingly we decided to put the place on the market.
